Landlord Responsibilities During Renting

by Britnee Nguyen

When filling in the role as a landlord, you are still considered the homeowner and have the large bulk of responsibility for the rental homes in Utah you own and rent out. You can divide this responsibility out to a Utah property management like KeyRenter who will manage the finances and finding tenants and taking care of them in homes for rent in Utah.

Using Utah property management can be a great idea for landlords who own several rental properties and don’t have the time to manage them all. KeyRenter has several professionals who know the rental industry and real estate issues who handle hundreds of rental homes in Utah. Landlords still have responsibilities apart from the Utah property management.

Responsibilities of a landlord include paying the mortgage payments on the rental homes. Many times they can’t do this until the tenant pays their rent check. But it’s still their responsibility to make sure the money gets to the mortgage so the bank doesn’t take the home away and force tenants out of the home.

Other duties include maintenance and taking care of the property. This includes being in charge of the yard work unless it was agreed that the tenant would do it. They also need to have the funds put away in case something breaks in the house and needs repair.

Landlords need to be available for the tenants. Give them the best number to reach you and respond back to this as soon as possible if they left you a message. Tenants like landlords who care and will most likely stay longer on the property if they are being treated right.

It doesn’t need to be hard to be a landlord, just recognize that there are still some things you need to do with the rental home although people are living there. Treat you tenants and property well and in return they will treat you well and do what they ask of you because you do the same for them.
